DBS have successfully delivered another brownfield site through the planning system for re-use in Northumberland. Northumberland County Council have discharged all conditions on contaminated land for a change of use for an old council depot site located at Whorral Bank, to the north of Morpeth Town Centre. Historically the site had also been in use for underground coal mining.
The site has been fully remediated and is now in use as a vets and equine facility.
DBS developed a robust Conceptual Model for this site which allowed the site to be redeveloped with a sensible remediation scheme to the satisfaction of the regulators.
DBS worked with Tolent Construction, the Principal Contractor, and Thompsons of Prudhoe, the remediation contractor to characterise and remediate the site to an approved strategy. The client was Dransfield Properties Limited.
DBS prepared a Remediation Action Plan for the site which presented all information from Phase 1 Desk study through to Phase 2 Intrusive Investigation, Environmental Monitoring and Remediation Options Appraisal. The sites Conceptual Model was developed and revised throughout the assessment process as tiers of risk assessment progressed, this enabled a pragmatic cost effective remediation scheme to be developed for the site. A Remediation Verification Report was submitted to the regulators upon completion of all works and this document achieved the sign off of the final planning conditions imposed upon the development for contaminated land.
The scheme has returned brownfield land back to beneficial use, providing an impressive commercial development that sits comfortably within its green surroundings and presents a good image on the approach into Morpeth from the north.
